There are a lot of reasons why sellers sell their properties on their own and not make use of the services of a real estate agency or agent, but the most common reason is that they want to save some money on sales commission that would otherwise have been given to the agent or company should they have availed of their services.  However, you have to know that it can be difficult to purchase a property from an uninformed seller.

One, it can become very frustrating, especially if the seller thinks he knows all there is that he has to know when it comes to selling properties, especially when it comes to the cost of the property.  Two, as a buyer, you would naturally want to buy the property at a very reasonable price, and purchasing a property from an uninformed seller could become quite a bit of a headache.  On the other hand, you can turn this into a positive thing, especially if you know just how to negotiate and bargain with uninformed sellers.  For this reason, here are some tips on how you can get the best deal and price for the property.

One, you should know that it will be more difficult to buy a property from a seller who did not like you.  It cannot be denied that you will find some flaws about a property; however, it is not wise to voice it out in a very negative way in front of the seller.  Chances are, you are going to offend the seller, and should you decide to buy the property, the seller might not sell you the house.  What you can do instead is to ask questions in a positive way and keep the negative comments to yourself.

Two, houses for sale by owner or FSBO may have been on the market for a longer period of time, and because of this, the sellers are, more often than not, very tired of the whole process of introducing themselves, talking about the property, highlighting the qualities of the house, et cetera.  What they usually want is to get it over with as quickly as possible, so if you are an interested buyer and really liked the house, then you should close the deal quickly.  This way, you can even negotiate for a more cheaper price, especially if you show the seller that you really are interested in purchasing the property.

Three, there are uninformed sellers who usually do not know much about anything beyond closing the deal and agreeing to selling the buyer the house, so for this reason, it would not hurt you to know important details like knowing where you can purchase a title policy, et cetera.  You can help the seller through the process but make them feel as if they are in control over the whole thing so as not to offend them.  It is easier to negotiate and bargain with a happy seller than an offended one.
